"You rock"...this is music to our ears when we receive messages like these. The hot market that we're experiencing here in the GTA is not making our jobs easier. This past week alone, two of our transactions were bidding situations where some sellers, fuelled by high demand, are bullish about the value of their homes.
Such is the case of this young couple. Their offer on a three bedroom house in Milton came back with a signback of just $1,000 less than the asking price and the vendor excluding a list of items amounting to over $5,000. This is normally an indication that the sellers are adamant about getting their asking price or very close to it. Our buyers, a young couple, feeling discouraged, almost gave up on it, saying that maybe the house was not really meant for them.
On the other hand, Jon refused to give up so easily. As a strategy, he waited until the last minute of the expiry of the offer (which was midnight ) to call the listing agent to advise her that our clients were not playing ball and were willing to walk away from the offer and left it at that.
7:00 AM the next day, the listing agent calls to say that the sellers are now willing to meet our buyers halfway (which was even lower than their target price) and were willing to give the exclusions except for a couple of items.
This house is meant for the young couple after all!!! Little miracles do happen...
